Chapter 7 – My Last-Ditch Effort to Sell (Maybe)

I’m pulling out all the stops, pressing every button, and pulling every lever toget this Breck Cabin sold.
Now it’s time to take my own medicine — and I’m going all in.

Why now ?

Because I’ve had exactly one showing since this cabin hit the market.
One.
 
It’s priced well — actually, more than fair now — and still… crickets.
So, it’s time for a full-court press before I throw in the towel and just rent it out for ski season and generate income

The listing now reads like a call to arms:

SELLER MOTIVATED! Price reduced by $25,000 — sellers are ready to
review all reasonable offers.
This property will be temporarily taken off the market in two weeks as the owners prepare for the upcoming ski season rental period, which has strong income potential (estimated up to $500 per night).
 
And because subtlety is overrated, the cover photo now screams in all caps:
“SELLER WANTS OFFERS.”
 
If this doesn’t move it, well… we ain’t moving

Here’s what I’m doing differently (and why it matters):

1. Making motivation visible.
“Seller Motivated” leads the listing. Not buried. Not hinted. Right there in

the 4rst line. I want buyers — and their agents — to know I’m serious.

2. Catching the scrollers.
For the folks who skim and skip the description (you know who you are),

that bold text on the cover photo does the heavy lifting.

3. Creating urgency.
Two weeks. That’s it. If you’re thinking about making an o*er, now’s the

time — because this thing’s going dark for ski season.

4. Speaking investors’ language.
Right now, a huge chunk of the buyer pool is investors. So, I made sure they saw the golden goose: short-term rental potential.
Unlike many places in Summit County, this cabin is fully short-term rental approved — and ski season rents can reach up to $500/night.
 
5. Timing the drop.
I did all this on a Thursday — the day analytics say buyers browse most
before weekend showings.
The goal: ride that traffic wave straight into action.
 
So that’s where we’re at — my last-ditch, all-in, go-big-or-go-home effort to move this cabin before the snow falls, and the rental bookings roll in.
 
Will it work?
We’ll see.
 
Either I’ll be celebrating a signed offer soon… or I’ll be sipping cocoa in my “unsold” ski cabin watching renters fight over the dates I opened on Airbnb (I hope).
