Announcing MythBusters Week at NtC

At NtC and ML, we’re frustrated—and honestly, we’re getting more frustrated every week.

Why? Because the promise of a true competitive marketplace and actual negotiation of commissions is not being realized.

Despite major rule changes meant to shake up the system, commissions never dropped much and are already back to pre–NAR rule change levels. That means buyers and sellers are still paying an estimated $100 billion per year in commissions—when the whole point of the NAR rule changes was to allow for an open marketplace and true commissions negotiations in an honest and transparent manner. The expectations of most were that commissions were going to come down, making the buying and selling of real estate less expensive.

Why Commissions Are Still High

So, what’s going on? Why hasn’t the system changed?

After a lot of reflection, we see two core reasons:

  1. Consumers don’t know they can negotiate commissions. A year ago, it was all over the news. Today, it’s fallen out of the public eye. Consumers just don’t know they can negotiate commissions. That’s why NtC and ML exist: to keep consumers informed and empowered. It is our name – Negotiate the Comp.
  2. Industry myths keep commissions high. Longstanding practices—and misinformation—are designed to make you believe you don’t have a choice. But you do.

Introducing MythBusters Week

This week, we’re launching MythBusters Week to take on the biggest myths keeping commissions unnecessarily high. We’re putting on our metaphorical chainmail and breaking down what the industry doesn’t want you to know.

Here’s the lineup:

We’ll explain each myth, show why it isn’t true (or maybe it is true), and most importantly, tell you how to respond as a buyer or seller.

Why This Matters

We’re not discouraged—we’re motivated. Every time we challenge decades-old industry practices, it strengthens our sense of duty to educate consumers and help them fight back.

Because here’s the truth: between being savvy, knowing the myths, and learning how to negotiate, you can bring down commissions and keep more money in your pocket.
